On Wednesday, Paula Rosa invited LBP Businesses and Sponsors to the delights of their stunning kitchen showroom and their amazing community support. Lee Golby and Alastair Bruce welcomed everyone in.

The LBP Trade Show was well attended and meandered throughout the showroom, enabling businesses to discuss ideas and trade opportunities at their leisure, whilst sneaking a peak at Paula Rosa’s beautiful kitchen range. There was a vibrant buzz throughout the event which was enhanced by Paula Rosa and Fizz Creations’ generosity.

As 2025 LBP Charity of the Year and Paula Rosa’s Charity of the Year, Sarah Palmer from Turning Tides was in attendance. Paula Rosa kindly donated the following appliances for an LBP Trade Show Charity Raffle which delighted the attendees and raised £275 for Turning Tides:

During the Trade Show, LBP’s 2026 AGM Presentation was playing on loop in the event area to enable time for attendees to view it at their will. This enabled the formal section of the event to be considerably condensed to maximise the networking time.

As the LBP Committee had completed their vote for the 2026 LBP Charity of the Year and it was announced that Beehive Care has been selected. More news on this great local charity soon.

Attendees gave feedback on the pilot event format and LBP are pleased to say the event was a success and attendees were keen to repeat this event format.

The works are expected to be completed ahead of schedule!

LBP has been working closely with UKPN and their contractors this week, to help mitigate any issues relating to the powers works in Marlborough Road North.

LBP quickly liaised with impacted businesses last Friday lunchtime, when an incident occurred and the power was unexpectedly cut to a number of surrounding businesses in Marlborough Road. Unfortunately, an existing power cable had been laid very close to the surface and therefore the Excavation Team’s digger bucket severed the cable causing the power cut. UKPN immediately called for their Jointing Team to attend, and they thankfully managed to reinstate the power within the hour.

LBP would like to thank everyone for following the temporary parking restrictions and for all businesses who have kindly redirected their HGVs to avoid the temporary traffic lights in Marlborough Road North. This support has helped to avoid the queues from obstructing Chartwell Road and Commerce Way, keeping the park flowing. This action has also provided space for UKPN’s contractor’s to work unencumbered, therefore speeding up these works to everyone’s benefit.

The west pavement excavations are now complete, along with the excavation for one side of the road. The road excavation was quickly concreted and resurfaced with motorway grade tarmac yesterday. This has cured overnight and therefore the contractors will be moving on to excavate the east side of the road and a small section of the east pavement this morning, as this needs to be ready for cables to be laid on Saturday and jointed on Sunday. Please can pedestrians be very careful walking around the small section of works on the east pavement until these are filled.

There will be a planned power cut on Sunday morning for all the surrounding businesses that LBP has spoken to. This will enable the Jointing Team to connect the new cable to the substation on Aspen Court and make it live. The jointing works are expected to be complete by late afternoon on Sunday, when the power will be restored to all businesses.

LBP are waiting for confirmation of when the west pavement excavations will be filled, but we are hoping this will be completed by Monday.

On Monday we will be left with the east section of the road to be concreted and tarmacked, which the contractors have until the end of play Wednesday 13^th to complete. LBP is very pleased to say that the contractors understand the impact the temporary traffic lights are having on businesses and have promised LBP that they will send in the Reinstatement Team in on Monday, so it can cure overnight. The area will then be cleared Tuesday morning ready for the temporary traffic lights to be removed before home time on Tuesday, rather than end of play on Wednesday as the works permit allows.

LBP is very grateful that everyone has worked together so well to minimise the impact of these works. If all goes to plan, normality will be restored in Marlborough Road North on Tuesday. Thank you everyone!

Calling all businesses…please could you help?

Monday 4^th - Wednesday 13^th May

Vehicles trying to access the park will find temporary traffic lights in Marlborough Road, as UK Power Networks (UKPN) upgrade power for Addev/Parafix’s new headquarters (previously the Hawksley and Tenkay buildings).

WORKS UPDATE

Addev/Parafix and LBP have been working together for a quite sometime to investigate all power options to try to avoid the need to dig up the new surface in Marlborough Road. Unfortunately, the only feasible option for this essential power upgrade,  is to connect to the substation on Aspen Court in front of Salesmark. 

Addev/Parafix has already completed their onsite excavation works to ensure UKPN’s works programme is delivered as scheduled.

On Monday 27^th April UKPN will commence the site works at Aspen Court to prepare this side ready too.

Addev/Parafix and LBP have been working with UKPN to minimise the disruption from these works and pre-empt any issues that may arise.

With temporary traffic light queuing areas outside AMC to the north and Salesmark to the south, LBP is concerned that HGVs entering from the Triangle to access Chartwell Road, Marlborough Road South & East, Spencer Road and Blenheim Road, may end up blocking the access to businesses in Commerce Way, Peter Road and even back-up onto Western Road as they queue at the lights. The same applies to HGVS queuing to exit the park via the Triangle may block the entrance to Chartwell Road.

NB: LBP has explained there is no need for signage in Chartwell Road as this is one-way.

HGV REDIRECTION

Please could all businesses notify their suppliers and drivers that during these works, it’s best for HGVs to only use the Triangle if accessing Commerce Way, Peter Road and businesses north of Addev/Parafix at 25 Marlborough Road.

By redirecting HGVs via Winston Road during these works, we hope to minimise the queues and enable the works to be undertaken quickly, so your help would be much appreciated!

LBP has worked with UKPN to replan the works to minimise the time that disruption will take place on the roadway, and it was hoped that no temporary traffic lights would be needed during the 4^th May to 9^th May, whilst they excavate a trench along the west pavement to reach the substation. Unfortunately, UKPN have concluded the temporary traffic lights are essential for the whole period of works including the pavement works. LBP will however talk to the Works Crew once on site, to see if there is any way we can reduce the number of days that the traffic lights are in place and will update you asap.

PARKING & PAVEMENT SUSPENSION

During these works, parking will be suspended on the west side of Marlborough Road from the side entrance to Aspen Court down to the Sussex Transport’s entrance. Pedestrian access will also be suspended here to enable the works. Parking on the east side of Marlborough Road outside AMC will also be suspended to enable placement of the lights, signage and queuing area.

LBP been working with Adur & Worthing Councils to free up spaces in the Marlborough Road Car Park, so all staff are welcome to use this free parking provision.

PLANNED POWER CUT

Addev/Parafix have funded the power jointing work to take place on Sunday 10^th May, as this will require the power to be switched off for the surrounding businesses who are connected to the Aspen Court Substation. The power will be restored by 3pm on Sunday 10^th May and LBP has spoken to all the businesses that this will impact.

HOMETIME

LBP is concerned the temporary traffic lights will reduce access as staff leave the park to go home at the end of each day. The last thing we want is for everyone to have to sit in queues waiting to get off the park. 

If possible, staggered staff leaving times and alternative transport options during this period would really help ease the congestion.  LBP asks that everyone please remain patient during these unavoidable works. Thank you.

On Sunday, ITV viewers were treated to an inside view of Triad Timber in Peter Road, as part of the storyline for Series 6 Episode 1 of their hit detective drama 'Grace'.

After covering the LBP sign to conceal the location, the episode showed Police taking evidence in a ransacked version of Triad's office and we promise it doesn't normally look like this.

Then there were views of Triad's workshop as Police interviewed a factory worker with Triad's roof frame in the backdrop.

Please be aware that West Sussex Fire & Rescue Service are working with Paula Rosa Manhattan to plan a major emergency fire exercise on site in Marlborough Road. 

The exercise will take place from 8pm on Monday 23rd March with 3 Fire Trucks attending Paula Rosa Manhattan, considerable generated smoke and rescue activity.

Please can you spread the word so that people are aware this is a simulated exercise and not an actual fire.

We are pleased to confirm that Adur & Worthing Councils secured funding from the UK Shared Prosperity Fund to help support active travel in our area.

LBP has been working with the Project Team who have now delivered the first stage of these improvements, two banks of brand new public access cycle racks on LBP

The first on the junction of Blenheim Road and the second on the junction of Chartwell Road. 

LBP would like to thank Karyn Picker - Neighbourhood Project Officer and the Adur & Worthing Engineers for their delivery of these great additions to the park, along with West Sussex Highways for supporting this work on their land. 

These new additions compliment the existing public access cycle racks available opposite Chartwell Business Centre in Chartwell Road.

Please feel free to start using all the cycle racks safe in the knowledge they are covered by LBP's CCTV cameras, to help improve safety for cyclists on the park.

LBP is now working with the Project Team on the second stage of improvements,  which will see wayfinding signage installed along the route from Lancing Train Station to the park, helping to encourage more active travel.

The next major project for LBP is to build a new LBP CCTV Network, to utilise new technologies and ensure the system is fit for purpose for years to come.

LBP has been preparing for this project over a number of years and has ringfenced income to enable the full replacement of the LBP CCTV Network, infrastructure and cameras to provide the best possible security for our businesses.

We have planned for the existing LBP CCTV Network to continue to operate until the new system has been installed and fully tested, to provide a seamless switch over to the new system.
