Major Investment in LBP Roads Starts Monday

27 June 2025 5:45 AM | Anonymous

It has been a busy week preparing for West Sussex County Council's major investment in the public highways on Lancing Business Park, which starts at 8pm next Monday night.

This Tuesday, LBP met with road contractors- FM Conway to walk the park discussing the planned works, business access, vehicle obstructions and witness marking all the road markings, which will be fully repainted as part of this project.

LBP has been supporting businesses to find solutions around expected access issues during these night works but still has a couple of Access Plans to issue.

LBP is pleased to confirm that if the weather is dry and works goes to plan each night, FM Conway hope to exit the park by 2am. This will therefore reopen LBP roads ready for businesses who work in the early hours and many who start at 5am.

LBP therefore asks for everyone's support in please removing vehicles from all public LBP roads before 8pm each night, to enable the crew to work unobstructed, as well as allowing two lanes of traffic to travel around the park safely, and no rain dancing over the next two weeks please.

If night rain is experienced during the works, the crew will be unable to lay the new surface and road markings, which will undoubtedly cause delay to the project. A little of bit of rain won't stop play, as the crew will wait it out to try to keep on track each night, but this will have a knock-on impact to how long before 6am the roads reopen in the morning.

FM Conway will have staff on the park throughout the works to direct night traffic, often the wrong way around the one-way system. Please drive as carefully as you can, as you may very well encounter HGVs approaching from the other direction.

LBP will definitely be painting the town red when these works are complete, as it will finally resolve the highest priority issue on the park and we are very grateful to West Sussex County Council for their support. LBP has one sad piece of news to relay though...

West Sussex Highways has listen, acted and supported business needs, by fully funding dedicated night works and an advanced quality road surface material, to provide longevity under the constant HGV movements on the park. West Sussex Highways also researched an advanced paint for our road markings and offered to include this in the project too.

The sad new is... the advanced paint takes 3 times as long to lay and 6-12 hours to cure.  West Sussex Highways therefore consulted LBP on the impact of including this paint in the works. LBP sadly had to conclude that the impact to business operations was too extensive, as roads would need to remain closed until lunchtime each day, preventing normal business operations. Unfortunately, this leaves us with the regular paint used on all West Sussex Highways, but being laid on a new fresh surface will hopefully reduce paint wear from the constant vehicle movements on the park.

Dean Larter, FM Conway's Works Supervisor for this project, has kindly provided his mobile number for businesses to make contact if there are any issues during the night works that he can help with. Dean's number is 07824 301052.  Obviously, please only call Dean whilst the crew is on the park at night, as we want him rested ready the next night's work.

If you would like to raise an issue you are concerned may happen, please call LBP on 07584 503729 and we will work with FM Conway to help mitigate that issue for you.

LBP understands that no parking on LBP public roads from 8pm each night for the next two weeks is going to be tricky, but please let your night staff know they are welcome to park free of charge in the Marlborough Road Car Park next to Lancing Fire Station. Please be aware that West Sussex Highways will need to use their Lifting Powers for any vehicles left on the roads at 8pm, as the planing works will cause damage to the vehicles and the vehicles will cause obstruction/delays to works.

Each morning LBP will publish a progress update in the Latest News box on the homepage of the LBP website, to help keep businesses updated. LBP are hoping this update will constantly read that we are on schedule, but please help by checking the updates each day to avoid any impact to your business. Thank you.

We hope that by working together the works will be completed on schedule, help avoid any access issues, and all LBP roads will be reopened as quickly as possible.
